All elements below are performed together as part of a single visit.

Surface & Flow Control

  • Surface Sultan — Lot & Drive Lane Control

    • Detail work to remove debris, dirt, and dust from parking areas and drive lanes to maintain clear vehicle flow and a visibly managed property.

    • Focus is placed on high-visibility driving surfaces and transitions that shape first impressions.

Litter & Debris Control

  • Litter Lift — Exterior Litter & Debris Removal

    • Systematic removal of loose litter and debris from exterior site areas, including:

      • Parking stalls

      • Curb lines and edges

      • Drive lanes and service lanes

      • Walkways and sidewalks

      • Entry approaches

      • Landscape areas immediately adjacent to the building
        (Excludes landscaped areas beyond curb lines)

  • Sticker Strike — Adhesive & Decal Removal

    • Removal of unauthorized stickers, tape, and decals from exterior-facing surfaces such as doors, fixtures, equipment, and signage as encountered during routine service.

    • This work is performed opportunistically as part of the scheduled site walk.

High-Traffic & Safety Awareness

  • Prime Path Patrol — High-Traffic Zone Focus

    • Focused attention on the most heavily traveled pedestrian and vehicle paths, including:

      • Primary customer and employee approach paths

      • Building entry routes

      • Key vehicle circulation paths

      • High-visibility sightlines across the site

  • Trip Guard — ADA Awareness Check

    • Identification of obvious trip or accessibility concerns observed during the site walk.

    • Findings are documented and reported for management awareness and follow-up as needed.

Visibility & Condition Checks

  • Prime Surface Detail — High-Visibility Exterior Surface Cleaning (When Applicable)

    • Light surface cleaning of exterior features and equipment that receive frequent customer interaction or visual attention, such as:

      • Exterior-facing fixtures and housings

      • Customer touchpoint surfaces (keypads, ATMs, trash bins)

      • On-site equipment or shared-use amenities (fuel pumps, air and vacuum stations)

    • Focused on reducing visible grime and improving overall site presentation.

    • No deep, restorative, or specialty cleaning is performed.

    • (Surfaces vary by site — the standard does not.)

  • Glow Guard — Exterior Lighting Condition Check

    • Verification of visible exterior and canopy lighting conditions at the time of service.

    • Outages or damage observed are documented and reported.

    • Note: Lighting conditions are assessed based on visible operation during scheduled visits and do not guarantee nighttime performance.

Accountability & Finish

  • Site Snapshot — Weekly Visual Site Walkthrough

    • A visual walkthrough conducted during each visit to identify and note:

      • Cleanliness or presentation concerns

      • Safety-related observations

      • General maintenance issues visible at the time of service

    • This snapshot is provided for operational awareness and peace of mind, not regulatory or code compliance.

  • Weekly Lot IQ — Documentation & Accountability

    • A weekly summary documenting:

      • Work completed

      • Observations made

      • Overall site condition

      • Noted follow-up items

    • Provides consistency, accountability, and transparency without requiring management oversight.

  • EverSite™ Badge — Maintained to Standard

    • A visible on-site indicator signaling that the property is maintained to the EverSite™ Standard.

    • Reinforces consistency, accountability, and professional exterior site management.
